Rent our Property

Our ethos is to provide potential tenants with clear and transparent information enabling them to make the right rental decision.

Step 1 – View Property

In the first instance please contact us to arrange a viewing of the property you are interested in, quoting the relevant property number. Similarly, if you give us an indication of your rental requirements we can facilitate tailored viewings for your group where you can view multiple rental properties in one viewing block.

For many of our tenants we recognise that this may be their first experience of renting and we recommend all members of the group view the property but we understand that this is not always feasible.


Step 2 – Place Offer

To secure your property please email us to confirm your interest stating the property reference and the details of your group including their full names and the total number of people. We will email you details about how to pay the £100 per person holding deposit. On receipt of the holding deposit from all applicants in your group we will place the property “under offer”, meaning we will stop further viewings and negotiations with other groups.


Step 3 – Complete Application Form

We will email you an application form which each member of the group must complete and submit along with the following identity documents and references.

Proof of Identity

We require copies of two identity documents, of which at least one must have a photo. A passport, UK driving licence and official college/university student cards are all acceptable.

  • For student applications – one of the identity documents must be a college/university student card.
  • For international applicants – must provide a copy of their work permit or visa.

If a UK driving licence is not provided as one of the identity documents then we require proof of address such as a bank statement, P60/payslip or a utility bill less than three months old.

Guarantor

A guarantor form will be required in certain circumstances and certainly in the case of student tenancies. Each tenant will require their guarantor to complete a Guarantee Agreement.

References

Each applicant must provide one personal reference and one landlord reference as specified below:

  • Personal Reference – from an employer, university tutor or person of responsibility such as teacher, scout leader etc.
  • Landlord Reference – from a previous landlord, student accommodation provider or agency advising rent was paid timeously and without arrears giving details of the tenancy dates and condition of the property on outgo.

Step 4 – Pay Deposit

After submitting the application form(s) and mandatory documentation by all members of your group you will be given details on how to pay the remaining deposit.

The deposit will be lodged by us with one of the Scottish Government approved deposit schemes in accordance with the corresponding guidelines.


Step 5 – Sign Lease

After receiving the completed application form(s) and the full deposit we will contact you to arrange signing of the tenancy agreement.
